Property Form 2 – Seller’s Disclosure Statement
Selling Your Property in Queensland? We Can Help.
When selling residential property in Queensland, you may be required by law to provide buyers with a Seller’s Disclosure Statement (Form 2) under the Property Occupations Act 2014.

This document must be given to the buyer before they sign the contract. If the form is not completed correctly or provided on time, the buyer may have the right to terminate the contract — which can cause costly delays or even the loss of a sale.

What Is Form 2?
The Property Occupations Form 2 is a mandatory disclosure document for certain residential property sales. It informs buyers about important information relating to the property, such as:

Easements, covenants, and encumbrances
Outstanding notices, compliance orders, or approvals
Body corporate details (if applicable)
Other disclosures required under Queensland law
